Collier County

AQUALANE SHORES

Sandwiched between Old Naples and Port Royal, Aqualane Shores is a small community of about 350 homes nestled along Naples Bay with easy access to the Gulf of Mexico. Nearly every home has a breathtaking water view. Because it borders Third Street South, residents are never far from shopping, dining, and urban nightlife. AVE MARIA

Southwest Florida’s newest town, established in 2005, is centered around Ave Maria University, a Catholic institution founded by Domino’s Pizza tycoon Tom Monaghan. BAYSHORE

This 1,800-acre area south of U.S. 41, just east of Naples, has been the focus of concerted revitalization efforts that are attracting new businesses and residents. It touts new neighborhood, condos, and waterfront homes in a walkable community that includes the Naples Botanical Garden and Bayshore Arts District. Price range: $65,000 to $1.4 million

COQUINA SANDS

Coquina Sands, the first community to develop outside the borders of Old Naples, is a tranquil enclave of condominiums and older single-family homes—many updated in recent years and with waterfront panoramas. Running north of the Naples Beach Hotel & Golf Club from the gulf, these desired addresses are conveniently located near the beach, shopping, and downtown. Prices range up to $7.4 million. Median price: $1.8 million

GOLDEN GATE ESTATES/GOLDEN GATE CITY

There are two communities in unincorporated Collier County with similar names: Golden Gate Estates and Golden Gate City. The Estates is a rural area generally stretching from east of Collier Boulevard to DeSoto Boulevard and Immokalee Road to I-75 where residents enjoy acreage properties in a low-density setting. Golden Gate City—a wedge of the region bordered by Collier, Santa Barbara, and Green boulevards—has a higher residential density. This diverse, family-oriented community offers easy access to education, parks, shopping, and services within a walkable community. This region is expected to experience a population surge over the next two decades, leading to a movement to attract new commercial growth and upgrade utilities and infrastructure. MOORINGS

Situated north of downtown Naples and running along the gulf coast, the Moorings is one of the city’s most venerable, desirable, and exclusive communities. With a private country club and beach, it offers the amenities expected of a gated community with a diverse range of single-family homes and condos—without the gates. Moorings Park has three continuing care retirement communities on three campuses. Prices range from $195,000 to $10.7 million. Median price: $1.2 million (Moorings Park) and $390,500 (Moorings Park Estates)

PELICAN BAY

A city within the city, Pelican Bay is a sprawling community of more than 2,100 acres north of Pine Ridge Road, stretching to the gulf west of U.S. 41. There are at least 65 individual neighborhoods and condominiums, so Pelican Bay offers an incredibly wide variety of housing options and prices. Residents enjoy the exclusive beach club, 27 holes of golf, fitness, tennis, and on-site restaurants, as well as the fact that Artis—Naples and the Waterside Shops are close by. Lee County

ALVA

Alva is a quiet, rural community of about 2,680 residents located northeast of Fort Myers with acreage homesites for the equestrian, ranching, and gardening lifestyle. It straddles Palm Beach Boulevard (State Road 80) and the Caloosahatchee, east of Highway 31. The community, one of the oldest established in Lee County, has an elementary, middle, and high school, a couple of planned communities, and the popular Caloosahatchee Regional Park. Median price: $279,500

GATEWAY

Gateway is an active and vibrant community of gated neighborhoods with homes for a wide range of lifestyles and budgets located off Daniels Parkway east of I-75 and offers quick access to the regional airport. The 3,000-acre master-planned community includes schools and a thriving business park. Median price: $299,000
